I love this piece!

I found this within 5 minutes of starting my search. 19 acres for 80k asking price. Less than 5 miles off I-5, 30 minutes from Bakersfield. Water and electric are at the gate. It looks beautiful from the pictures.

Location, Location, Location!
The Bakersfield area is very central to a lot of metropolitan client bases. It is conveniently located just outside of the steeper mountains and has a lot of available land close to the interstate. It is nice foresty land with mostly gentle hills for variance. It is not the desert. People can get there from San Francisco and Las Vegas just as easily.
The Barn
A largish building with bathrooms and showers as well as storage and space for equipment. A pole barn or steel building can be easily dressed up. This should be the first structure built to serve as a base of operations for the rest of the project. The electric distribution panels can be housed here as well.
Primitive camping.
Like most campgrounds this means a clearing off beside the road. However we will offer both Mundane & Period camping! Both the public and Council members can choose to camp inside the city walls in period style or if they don't have a period camp then they camp just outside the walls in Mundania. Clearing out some primitive camping spots is one of the first things we do.
Full Hook Up
We will of course have to do the final figures as people sign up and decide what type of land they want. I do want to have at least 20 full hook up RV spots BESIDES the ones privately owned by Council members. We start building these as soon as there are a number of primitive camping spots and the final property layout has been decided.
Livestock friendly.
Over the years one of the loudest complaints I hear about campgrounds is that they are not livestock friendly. I say we set up a stable and a stockyard and offer space to people traveling into the mountains with horses. We could even charge a small extra fee per head for "Stable maintenance".
Bunkhouses
A male and a female bunkhouse with 8 to 10 beds each would allow touring bike groups to stay over. Boy Scouts, Girl Scouts, the SCA are all Non-profit and donating them campground time is the same as writing a check for charity come tax time and they want bunkhouses. Say your household wants to have a weekend get-together but doesn't feel like packing up the whole campsite? Just reserve the bunkhouse and your set. No tents, no event fees, No camping fees, No gate fees for Co100 members.
Feast Hall
The main building of any village would have been the biggest room they could commandeer. During Phase Two of the property development plan we build a large pole barn or steel building and dress it up to be a great hall for gatherings and rentals. Of course Co100 members would have free use of the hall barring any scheduling issues with rentals or reservations. Just the ability to have a large period meeting hall at your disposal for FREE is worth the Co100 membership. The company will outfit the feast hall with a working kitchen for preparing feasts.
The Grounded Gypsy
Built to resemble a tavern with an open floor plan this coffee tavern will have food and drink and fellowship available as close to 24/7 as we can get. I will line the walls with period books and we will use this as the campground office until such time as a new office/ gatehouse can be built.
We should rent out a space or building to someone that will open a convenience store. Unless you want to do that as your bit? The best bits will of course go fast. Like the Costume rental and costume sales booths that straddle the line between Mundania and The Fief. After the first 50 people the land claiming works a little different. By then the land should be laid out so new owners will not get a voice in the roads or camping paths.
Inside the Village
Everything that passes the gate must at
least appear to be conceivably period.
Please don't sit on your porch and
talk on your cell phone.
Renaissance/ Tudor/ Medieval buildings
We will use the startup funds to build the roads and run power and water alongside them. Since this is going to be a working village we want people to claim land that would be appropriate for their use. If your not going to build a structure and occupy it a good bit of the time don't pick a lot right by the front gate. We should zone the city so people that want to build a house aren't next door to the Squeaky Wheel Pub. It can be decided how fancy we get with the roads but I believe well angled for drainage and compacted dirt roads will suffice. Most inner village traffic will be by foot anyway. Everyone will be responsible for building and maintaining their own structure. Work parties make things go fast. We will lay out lots and Co100 members may claim them in the order they completed verifying as a council member. As soon as we know who you are, what your gonna do and your check clears the bank you get to claim a lot.
Period Camping
Over past the list field is the period camping area. Blending with the Co100 members who have chosen period camping as their lot. Serviced by shower/ bath houses and with some available electricity. Small or rough structures can be built here, themed camps etc.
Hide-Away
Some people just want a lot out away from it all. Depending on the land and the final layout we will have lots of various sizes off in corners or being used as a buffer that can be claimed. These spots will be unregulated as far as build design but if any portion of a structure on a Hide-Away lot is visible from the village it must appear period.
